RULES AND REGULATIONS
1. MAIL. Only a resident may receive mail at the Leased Premises.
2. BUSINESSES. Resident is not authorized to use the Leased Premises, or permit the Leased Premises to be used, for any business purposes without Owner's prior written consent or as otherwise allowed by law.
3. PUBLIC INTOXICATION. Resident must not engage in, and Resident shall take reasonable action to prevent all guests from, drinking alcoholic beverages or using illegal substances in or on common areas, walkways or streets of the Residential Community, or in vehicles parked or moving on the Residential Community.
4. FIREARMS. Certain acts are considered to be contrary to the safety, wellbeing, peace, and enjoyment of the other residents of the Residential Community, including, but not limited to, carrying or exhibiting firearms in common areas of the Residential Community. Furthermore, Resident, and any guests of Resident, are not permitted to unlawfully use or discharge firearms on or near the Leased Premises or common areas of the Residential Community.
a. NO-SMOKING POLICY. All forms of smoking inside the Leased Premises, or any apartment, building, or interior of any portion of the Residential Community is strictly prohibited. “Smoking" refers to any use or possession of any lighted, burning, or ignited cigar, cigarette, pipe, or other tobacco-related products, regardless of whether the person using or possessing the product is inhaling or exhaling the smoke from such product. Smoking also refers to use or possession of any lighted, burning, or ignited non-tobacco products if they are noxious, offensive, unsafe, unhealthy, or irritating to other persons, and include, but are not limited to, marijuana.
6. SOLICITATION/CANVASSING. Solicitation and/or canvassing of any type, without our prior consent, is not permitted in the Community.
8. MUSICAL EQUIPMENT, QUIET HOURS AND EXCESSIVE NOISE. No musical instruments, other than non-electronically amplified acoustic guitars, may be played in the Residence or Community at any time. Because of the enclosed nature of the Community, excessive noise is expressly prohibited. You must comply with quiet hours, as posted.
9. INCENSE AND OTHER ODOR PRODUCING ITEMS. Incense and other odor producing items may not be used in the Resident or the Community at any time.
10. BICYCLES. Bicycles may be parked and stored only in areas provided for bicycle parking. Bicycles are not permitted inside the Residence, nor may they be chained to any exterior railings, trees, etc. We will not be liable for damage to or loss of bicycles.
11. LOFTS/CONSTRUCTION. Lofts, wall partitions, and other similar construction may not be constructed in the Residence without our advance written consent, which we may withhold in our sole discretion.
12. PARTIES. Parties may not be held without our advance written consent, which we may withhold in our sole discretion.
13. ALCOHOL. Possession and consumption of alcoholic beverages must be in full compliance with local, state and federal laws. Alcohol-related conduct that infringes on the rights of others to a quiet, orderly living environment is not acceptable under any circumstances. Open alcoholic beverages and consumption of alcoholic beverages are not allowed in any common area.
14. HALLWAYS. Hallways may not be used for recreational or sporting games. They are to be used for ingress and egress only.
15. PARKING. Each resident will be responsible for obtaining parking accessibility from the Leasing Office. Any vehicles parked in resident parking without the proper decal and/or pass will be towed at the owner’s expense.
The Property Management Company (Capstone on Campus Management) and/or the individual owners accept no liability for any towed vehicle.
16. NOISE ORDINANCE. CITY NOISE ORDINANCE - NO CHAPTER 4.12-1: 4.12.5 Noise is to be kept at a level not to disturb neighbors. If neighbors can hear you through the walls, you are being too loud. If reported that noise levels or guests from your unit are disruptive, you will be fined $100 for a noise violation.
17. BARBECUE/GRILLING. Due to fire and other safety hazard concerns, no charcoal briquette barbecues grills, gas or propane grills, cooking/heating instruments, smokers, hibachi grills, portable gas stoves, etc. are to be stored or operated in the Leased Premises, including on any patios, balconies or breezeway areas. Any use of open flame is prohibited, including, but not limited to, barbecues and torches. Any violation of this policy will result in a $250.00 fine per license.
18. QUIET HOURS. Quiet hours are established to be respectful of all residents of the Residential Community. The quiet hours of the Residential Community are between the hours of 10 pm and 8 am. Resident must not make nor permit any disturbing noises in the Leased Premises or the common areas of the Residential Community during the designated quiet hours. Radio, television, record players, musical instruments, or any other noise-producing devices must not be played or permitted to be played so as to disturb other residents during quiet hours. Vacuum cleaners, dishwashers, disposals, or other noise-producing appliances must not be operated during quiet hours.
19. LAUNDRY FACILITIES. Resident must adhere to the rules and regulations posted in the laundry facilities and Owner's policies. The hours of the laundry facilities are 24 Hrs. The hours of the laundry facilities may change with or without notice at any time.
